QualifyR Program DescriptionPatterned after the same in-house programs that banks use for processing mortgages, this is the only application available in retail or shareware that tells home buyers their minimum monthly income required for a given purchase price under Fannie Mae Guidelines. QualifyR itemizes and sums closing costs then displays all results to a financing estimate screen in the same format as the Good Faith Estimate (mandated by HUD and RESPA) that you will receive from your lender. Total cash required at closing and much more.

Please note. All of the files necessary to run each application are compressed into a single download file with a zip suffix (filename.zip). After downloading to your computer you must unzip (expand) the program files by using pkunzip.exe. If you do not have this ubiquitous shareware program already, you may also download this below. If you have never "unzipped" before, or if you would like further instruction on the whole process of installing these applications to your computer, download the text file, whatsup.doc.
Therefore, in the event of an unsuccessful download, the first thing to do is try again. If the download is still unsuccessful, wait a while and try again. It is admittedly frustrating, when you want something and you cannot obtain it. The best advice is to try to maintain your patience and just keep trying until unseen forces see fit to deliver. The files are here. Your computer is there. Both are operating properly. The problem is somewhere in between (and there is no good way to find out what is going on or even where somewhere is).
Finally, there are a multitude of browser programs and all have slightly different protocols for downloading. Make sure that you are following the correct procedures for file download. If you are not certain, you may wish to test downloading on a smaller text file to verify that you are setting up properly for download. Try downloading the whatsup.doc file available from this page as a test. If you cannot download whatsup.doc from this location but you can download a text file from some other location (the Consumer Mortgage Information Network is a good source of text files), this indicates that there is a problem somewhere along the Internet pathway along which your server is attempting a connection.
Questions? If you absolutely cannot achieve a download after trying all of the above, please send an e-mail describing the problem in detail.
